This project proposes a mixed-use waterfront development at 8855 Collins Avenue in Surfside, Florida, designed to integrate luxury living, wellness, and community engagement within a resilient coastal architecture. The building features three public base levels dedicated to retail, dining, and wellness programs, including a gym and spa, with seven upper floors of private residential apartments that maintain visual connection to the ocean while ensuring privacy. Responding to the site’s environmental challenges—such as intense sun, high winds, and saltwater exposure—the design prioritizes durable materials, strategic orientation, and a massing strategy that balances public accessibility with residential retreat. A key sustainable feature is the vertical garden façade, irrigated through rainwater collection and planted with climate-adapted species, which enhances energy efficiency, supports biodiversity, and reinforces the project’s core concept of wellness through a seamless relationship between architecture and nature.
